Maintenance Technician (Plumber)Reporting to :
Maintenance Supervisor
Core purpose of the job:
Responsibility for skilled technical work in the maintenance, repair and upgrading of building systems components and related installations including the performance of a variety of maintenance and installation tasks according to established schedules, methods and procedures.
Scope of Duties and Responsibilities:
- Assist in the implementation of a preventive maintenance program for a physical plant.
- Install, repair and maintain commercial plumbing fixtures and systems.
- Read blueprints, drawings and specifications to determine layout of plumbing system, water supply network and waste and drainage systems.
- Operate and adjust control systems and maintain an inventory of parts and supplies.
- Cut opening in walls and floors to accommodate pipe and pipe fittings.
- Measure, cut, bend and thread pipes using hand and power tools or machines.
- Install piping, fittings, tanks and valves in cold and hot water systems.
- Join pipes using couplings, clamps, screws, bolts, cement or soldering, brazing and welding equipment.
- Test pipes for leaks using air and water pressure gauges.
- Participate in all remodeling projects involving plumbing, air conditioning or gas fitting changes and/or additions.
- Tend to maintenance and preventative maintenance programs including cleaning for all plumbing, heating, and air conditioning, and air and vacuum related equipment.
- Provide advice on installations and fixture upgrades.
- Respond to plumbing emergency calls.
- Maintain a supply of regularly used parts and filters in stock, ordering replenishment as necessary.
- Be part of the facilities management outofhours team, ensuring the successful delivery of all Property and Customer services within the full operational coverage (i.e. 7day/365/year).
- Ensure compliance with and endorsement of FM Contract requirements for security.
Essential Attributes:
- BC Trades Certification or Red Seal IP certification in relevant trade.
- A or B Gas Fitters certification and/or Backflow Cross Connection certification.
- A minimum of 10 years of Journeyman Plumber experience within a large public organization.
- Working knowledge of material system, methods and equipment used in facility maintenance work.
- Knowledge of occupational hazards, safe working practices and applicable regulations in Facility Management in accordance with Work Safe Regulations.
- Ability to establish and maintain satisfactory standards of maintenance and to implement predictive and preventative maintenance schedules.
- Ability to work in a team environment with a minimum of supervision and be collaborative in dealing with fellow employees.
- Ability to establish and maintain effective relationships with customer by being customer focused and responding promptly to customer needs.
- B.C. Driver's License.
- Knowledge of First Aid and CPR.
- Logical, intuitive, systematic problem solver with attention to detail.
- Ability to communicate effectively with leadhand, coworkers and customers avoiding unnecessary conflict.
