Dream's Property Management team is currently looking to hire an Assistant Property Manager to support both our Calgary Office and Industrial portfolios.

Over the 2-3 years you've worked in commercial property management, you've proven that you are not afraid to think outside the box to find the best approach to achieve results.

What will you do?
Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

  • Manage parking and storage agreements for properties, including the tracking of parking, preparation of License Agreements, monthly reconciliations to JD Edwards and monthly site inspections;
  • Assist Property Manager with the collection of rents and all tenant obligations under the terms of the lease;
  • Assist in the preparation and review of financial reporting (annual budgets, monthly reporting, review of variances, expenses and revenues);
  • Prepare and update Tenant Manuals;
  • Prepare and update Fire Safety Plans;
  • Assist with the coordination of tenant move in/out activities (elevator bookings, notification to janitorial company, security, Dream Plus updates, inspections, forms, signage etc.);
  • Conduct inspections of properties, including but not limited to annual environmental inspections, as directed by the Property Manager;
  • Complete quarterly audits of building security card access systems, including parking and fitness center access;
  • Conduct quarterly audits of building directories and tenant signage to ensure that occupants in the building tie to the rent roll;
  • Tenant correspondence, including memos;
  • Complete tendering process for contracts as required (snow removal, window cleaning, landscaping, janitorial, etc.);
  • Provide supervision of construction projects, as directed by the Property Manager;
  • Meet regularly with tenants to check in on them both on an informal and formal basis; and
  • Conduct surveys as required to determine what tenant may like or dislike about a particular building.

What type of experience and skills do you have?

  • Minimum 23 years in commercial property management, including experience with commercial leases and working with tenants;
  • Experience with commercial lease interpretation and tenant relations;
  • Proficient in Microsoft Word and Excel;
  • Some accounting knowledge is beneficial;
  • Post-Secondary education in Office Administration is an asset;
  • Working towards RPA designation is an asset; and
  • Previous JD Edwards experience is an asset.
