GENERAL ACCOUNTABILITY


The Building Maintenance Technician is responsible for the specialized technical work in the operation, maintenance and repair of heating and cooling systems (HVAC) and other commercial and industrial building and mechanical equipment.

(i.e. exhaust fans, air compressors, overhead doors). The Building Maintenance Technician is responsible for the direction and supervision of outside contractors.

May be required to work away from established headquarters, travel to other locations within the province to provide coverage or help during emergencies (ie:
flooding or storms), work shift work, perform standby duty and perform the 24/7 on-call function as required.


KEY ACCOUNTABILITIES

  • Note: This section is not intended to be an exhaustive list of duties and responsibilities other duties and responsibilities may be assigned._
  • Operates, maintains and repairs building mechanical systems (i.e. HVAC, generators, controls and/or ventilation equipment).
  • Completes preventative maintenance including Identified Critical Heating and Cooling maintenance and alarm notification testing as assigned through the Senior Maintenance Technician position.
  • Tests and controls steam/water boilers and water treatment equipment.
  • Inspects and assesses operation and mechanical condition of building equipment and systems.
  • Performs plumbing and other repairs.
  • Performs mechanical renovations and adjustments as required in office renovations.
  • Supervises and directs contractors to ensure quality of workmanship and safety protocols are being followed.
  • Employs multiple building control management systems.
  • Works on multiple types of equipment with different programs: fire panels, speed drives, multistack and various A/C type units, boiler equipment controls, CO/NO2 units, Make Up Air Units, high end thermostats, using inline piping camera inspection equipment, air monitoring equipment.
  • Responds to unexpected building emergencies, secures and makes area safe, notifies management.
  • Participates in sourcing and installation of H-VAC and building equipment projects.
  • Remain uptodate with evolving H-VAC, building controls, and building equipment technologies.
  • Ensures accurate building maintenance and records are maintained including information on all maintenance and construction projects (ensures HVAC blueprints are up to date by tracing outlines and equipment, providing copies to facility planners to update AutoCAD drawings).
  • Acts as fire warden for all buildings after regular business hours during On-Call function.
  • Acts as Chief Engineer and refrigeration engineer, responsible for all heating, cooling and humidification systems in the even the Senior Building Maintenance Tech is offsite.
  • Ensures the safe handling, transportation, storage and use of all chemicals in accordance with all applicable provincial statutes and regulations.
  • Provide operational procedures as well as updates on modifications for equipment operation.
  • Provide equipment life cycle analysis and prepare reports for equipment replacement. Provide information with analysis for engineers and Senior Building Maintenance Tech to review.
  • Assists in the preparation and tracking of departmental budgets.
  • Maintaining remote access for District sites using various specific systems.

  • Advanced knowledge of the principles, practices and regulations in the operation, repair and maintenance of HVAC, mechanical systems and equipment.
  • Advanced knowledge of the operation of gauges, meters and other instruments measuring HVAC equipment operating conditions.
  • Advanced knowledge of the plumbing and mechanical trades.
  • Advanced skill in the safe use of tools and equipment.
  • Proficient knowledge of basic water treatment chemistry.
  • Proficient knowledge of local building codes and regulations.
  • Proficient knowledge of computercontrolled building systems.
  • Proficient knowledge of electrical trade.
