Your Role on our Team:

The Acquisitions Analyst is responsible for supporting the acquisition team in sourcing, evaluating, and recommending potential residential development acquisitions per the Minto Communities Canada business plan.


In this role, you will:


  • Collaborate with the acquisition team to record, track, and maintain comprehensive information on potential acquisition opportunities
  • Manage and circulate various reports weekly, ensuring accurate and uptodate information is available to the team
  • Track and analyze land transactions, extracting insights with an understanding of the current land market and helping identify prospective opportunities
  • Prepare detailed underwriting analyses for sites to determine the financial viability of potential opportunities
  • Compile and present market data on revenues and rents
  • Monitor and document information about upcoming and active preconstruction projects, enriching our understanding of the market landscape
  • Monitor and share monthly economic data to bolster our market intelligence (e.g., market updates, economic forecasts, market research reports, etc.)
  • Maintain a database on internal hard cost budgets to help inform acquisition assumptions while monitoring trends that impact key cost drivers
  • Document due diligence assumptions and logic through the creation of a comprehensive due diligence checklist, contributing to a thorough evaluation process
  • Assist in reviewing and summarizing essential development feasibility reports such as planning, engineering, and traffic assessments
  • Assist in preparing investment recommendation memos by conducting research and collaborating with the team to analyze financial metrics, market trends, and risk assessments. This includes summarizing key findings and insights to support wellinformed investment decisions and presenting recommendations clearly and concisely
  • Prepare quarterly updates to acquisition strategy deck, ensuring they reflect our evolving goals and perspectives
  • Review consulting proposals and process invoices for payment
  • Review and submit confidentiality agreements to obtain data room access for potential sites
  • Participate in special projects, such as indepth analyses on the investor market
  • Prepare monthly reports summarizing anticipated policy changes and infrastructure projects (e.g. Metrolinx Projects, Capital Allocation Budgets, PMSA, Inclusionary Zoning, and Development Charges)
  • Monitor and provide updates on Secondary Plans, Official Plan Amendments (OPAs), and Urban Boundary Expansions
  • Other duties within the scope, spirit, and purpose of the job, as requested by management

We would like you to have:

  • University degree in Business Administration, Finance, or a related field combined with demonstrated experience underwriting real estate development transactions, preferably within the residential sector
  • A minimum of two (2) years of previous experience in real estate development or an allied field, preferably within the residential sector
  • Business and financial acumen, including familiarity with deal structuring, joint venture arrangements, and financial underwriting standards
  • Excellent financial modeling and problemsolving skills, including extensive Excel modeling experience preparing levered cash flows
  • Humility in accepting constructive criticism and/or admitting mistakes to ultimately improve a project
  • Strong ability to collaborate and build relationships at all levels and across functions
  • Ability to work on multiple projects, prioritizing and meeting tight deadlines High level of skill working within Microsoft Office; including complex Excel, Word, and PowerPoint files
