Participates as a key member of the Property Services team responsible for oversight of for day to day preventative and reactive maintenance related matters for Pacifica properties throughout Greater Victoria including:
- Support the Director, Building Maintenance and Operations by ensuring day-to-day maintenance activities take place and support the delivery of services to meet the organization's quality and efficiency standards;
- Collaborate with other departments to ensure a high level of customer service is delivered to clients, residents and internal departments;
- Fostering a positive, active and collaborative relationship with all Pacifica teams, residents, communities and associated agencies;
- Provide leadership and technical direction to the maintenance team;
- Perform a variety of maintenance and property management related functions.
Key Responsibilities:
- Team Management
Provide day-to-day supervision of the maintenance team including:
- Provides leadership and supervision to staff in a manner that motivates, guides, and directs them to be responsible and accountable;
- Supports direct reports through coaching ,mentoring, guiding problem solving and professional development;
- Undertakes regular checkins, team meetings and performance management as needed;
- Participates in recruitment, retention, and oversees team performance management;
- Acts as a technical and training resource to the maintenance team;
- Planned Maintenance
- Ensures safety standards and operational policies and procedures are adhered to by the team during daily maintenance activities;
- Ensures timely engagement and implementation of maintenance schedule activities;
- Coordinates and provides oversight of outside contractor' work;
- Manages contracts and quality control of service delivery;
- Conducts building property inspections every 6 months and ensures corrective maintenance action is scheduled as required, and tenancy issues observed are reported to resident services;
- Coordinates unit inspections once per year and ensures corrective maintenance action is scheduled as required, and tenancy issues observed are reported to resident services;
- Coordinates and monitors the preventive maintenance schedule;
- Oversees suite turnovers and ensures that they are completed in a timely manner at an acceptable standard.
- Reactive Maintenance
- Prioritizes and assigns work activities;
- Monitors and identifies daytoday issues that impact the delivery of maintenance services and resolving or recommending solutions to identified issues;
- Empowers the team to respond and address issues as they arise;
- Participates in the oncall rotation and serves as backup for emergency oncall shifts and afterhours maintenance assignments;
- Troubleshoots building system issues;
- Responds to emergency maintenance requests as required;
- Administration
- Maintains adequate maintenance supply inventory and material ordering;
- Identifies areas to improve efficiencies and quality of work;
- Ensures completion of maintenance work orders, mileage reports, and other paperwork in a timely manner;
- Reports issues resolved, those needing attention, and those currently in progress to the Director, Building Maintenance and Operations ;
- Works independently to meet deadlines and complete assignments as arranged;
- Reviews and approves invoices;
- Facilitates annual insurance renewals and oversees insurance claims;
- Manages the approved vendor list and obtains quotes as required in accordance with procurement policy and processes;
- Assists with moveins/moveouts, unit showings, contractor access, and suiteturn quality control as required;
- Attends meetings as requested;
- Performs other related duties as required.
Requirements:
Education:
- High school diploma or equivalent (required)
Experience:
- Demonstrated experience in carpentry, plumbing, electrical and painting
- A minimum of 5 years recent experience in progressive maintenance roles
- Supervision of a service industry workforce
