Strand is seeking an individual who is passionate about real estate and has a strong desire to be a part of a growing organization that is creating a legacy of successful projects in urban environments across North America.


WHO IS STRAND?


Founded in Vancouver in 1976, Strand has been actively involved in a number of real estate sectors, including: the development and acquisition of multi-family apartments and condominium projects, single family land and housing developments, the development of multi-unit warehouse projects, the acquisition of office building properties, and the provision of mortgage financing to developers for residential and commercial developments across Canada and the United States.

While Strand has maintained a relatively low profile, consistent with the philosophy of its major shareholders and financial partners, Strand has acquired, developed, and financed over 23,000 homes while consistently maintaining its reputation for thoughtfully and successfully developing real estate.

Strand is active throughout several regions, with its head office, located in Vancouver and an office in the western United States.

Strand's active projects are comprised of over six thousand residential units and, in Greater Vancouver, Strand is developing over thirty-four hundred homes (fourteen hundred condominiums and two thousand rental apartments), along with over one million three hundred thousand square feet of employment generating space (retail/office/light industrial).


Strand's development platform has established a reputation as a well-recognized and respected developer in the region by demonstrating a commitment to innovation, quality, and building for the needs of the region's diverse and evolving demographic composition.

QUALIFICATIONS

  • Enthusiasm and genuine passion for Real Estate and Development;
  • Minimum bachelor's degree in a development related discipline;
  • Minimum of 8 10 years of experience in real estate development, with a proven track record of success in residential, commercial, and mixeduse projects;
  • Strong understanding of the local real estate market in Vancouver and British Columbia, including zoning regulations, land use policies, and development processes;.
  • Excellent financial acumen, with experience in financial modeling, proformas, investment analysis, and project valuation;
  • Demonstrated leadership ability, with a track record of leading highperforming teams and driving results in a fastpaced environment;
  • Exceptional communication skills, with the ability to effectively engage and influence internal and external stakeholders at all levels;
  • Proven negotiation skills, with experience in structuring and executing complex real estate transactions.
  • Demonstrated ability to manage multiple projects and simultaneously advance the multiple elements of each project to achieve outcomes in the quickest possible timeframe;
  • Strategic thinker with a forwardlooking mindset, able to anticipate market trends and capitalize on emerging opportunities;
  • Professional designation (e.g., B.Com, Architect, Engineer, Planning) preferred but not required.

DUTIES & RESPONSIBILITIES


The Vice President of Development is responsible for the development management and associated management activities for the company's business under the direction of the President and Senior Vice President of Development of Strand.

The duties and responsibilities include, but are not limited to, the following:


  • Lead the planning, design, entitlements and execution of real estate development projects, ensuring alignment with company goals and objectives;
  • Serve as a key and active member of the senior leadership team; overseeing, leading, guiding and directing development activities, while contributing to the creation of near, mid
- and long-range corporate planning goals and strategies;

  • Develop, implement, manage and optimize innovative strategies for the development of designated Strand projects;
  • Responsibility for managing the full scope of the development process for multiple projects with guidance from the Senior Vice President of Development and the President;
  • Consult on the strategy for development, or renovation, of properties and projects;
  • Work with municipal parties to manage the approvals process and secure all approvals necessary to build and deliver projects in accordance with approved plans;
  • Project reporting throughout the development lifecycle, including involvement in the creation and ongoing management/updating of business plans, development proformas and project schedules;
  • Retain and effectively manage external consultant teams to ensure delivery of drawings on time and on budget;
  • Manage and communicate development related budget items and other accounting and financial information as required;
  • Prepare and execute a communication strategy for existing tenants (
