Reporting to the President, OEG Retail Cannabis, this role will be a dynamic contributor who leads the process of lease negotiations, oversee the maintenance of real estate records and build a commercial real estate leasing strategy for the business.


GENERAL RESPONSIBILITIES:


  • Reporting to the President OEG Retail Cannabis, the role will be responsible for overseeing all aspects of the real estate strategy process, market assessment, competition monitoring, portfolio optimization, and input into go forward Capital Plan.
  • Lead process of lease negotiations for all existing and potential Corporate and Franchise locations.
  • To act as lead & mentor to negotiate & influence resolutions to outstanding real estate issues affecting performance within the Tokyo Smoke business.
  • Provide oversight to the accurate maintenance of all Real Estate records including all details relating to leases and subleases.
  • Negotiate and document assigned aspects of real estate services for and with various business divisions within the organization. This includes finalizing agreements for leasing & subleasing projects, acting as the primary point of contact with all relevant internal and external stakeholders (including lawyers, real estate brokers, landlords, land surveyors, fee appraisers, project planners, consultants and various user groups).
  • Support the business in building a national commercial real estate leasing strategy for the OEG Retail Cannabis business.
  • Identify and implement collaborative opportunities with internal and external stakeholders that optimize the value of real estate through efficient space use.
  • Support the new store openings function as required.
  • Support the Franchise team in Identifying potential new/franchise store locations.
  • Coordinate the provision of solid ground intelligence resulting in prompt and accurate decision making allowing for systematic and profitable chain growth.
  • Coordinate and lead the preparation of all Real Estate specific material resulting to drive a better understanding of market and store potential, dispensary landscape and consumer behaviors. Present data, conclusions, and recommendations to senior management, internal customers, and key outside clientele
  • Provide input and recommendations in evaluating consultant selections, project tendering and strategic initiatives; develops standardized legal documentation for real estate transactions.

ADDITIONAL DELIVERABLES:


  • Work with external consultants including appraisers, architects, engineers, commercial brokers, land surveyors, environmental consultants and other managers with new construction projects, renovations and/or maintenance projects.
  • Provide input and recommendations in evaluating consultant selections, project tendering and strategic initiatives; develops standardized legal documentation for real estate transactions.
  • Act as
- primary contact for all contracted Real Estate Brokers
- key relationship builder with all landlord partners
- liaison with outside construction firm and legal counsel

  • Prepare feasibility analyses and project budget estimates; oversee project planning, manage assigned construction contracts and schedules to ensure lease commitments are met.
  • Develop scorecard of store performance metrics for organization with the assistance of OEGRC Finance team
  • Oversee maintenance of all Real Estate reports and files
  • Coordinate postmortem analysis including Business Transfer Studies
  • Periodically update Site Selection process and methodologies used internally, including map visualizations, GIS report outputs, market intensity studies, and as strategic initiatives change.
  • Where necessary, interact with key stakeholders in the business for site visits and strategic planning purposes.
  • Other department responsibilities:

  • Identify and implement collaborative opportunities with internal and external stakeholders that optimize the value of real estate through efficient space use.
  • Support the VP Franchise Relations in communication process for all newly onboarded Franchise Owners
  • Perform other related duties as assigned.

Key Qualifications

  • 710 years of progressive business experience in
  • Postsecondary degree or diploma in Business Administration
  • Experience working in the commercial real estate market is a requirement.
  • Full Understanding of the requirements and processes of retail leasing.
  • Ability to comprehend, analyze, and interpret complex documents.
  • Highly effective negotiation skills
  • An inquisitive approach with the ability to connect and engage with new and existing clients with ease.
  • Strong influencer that can focus on growth of the business.
  • Interest in an emerging industry and familiarity with the product
  • Financial management and a strong business acumen
