Job Description_


The Manager will work with the Development Coordinator(s) to develop a work program focused on deliverables in consultation with Construction Managers (project management team), Marketing and Customer Care team members.


The Manager will be expected to manage development projects proficiently by anticipating potential issues and have a proactive approach to mitigate issues and provide effective communication to ownership and the executive team.

The principle focus of the Manager is to ensure necessary planning approvals are achieved within the project timelines and established project budgets.

The secondary focus is to monitor and participate in macro municipal policy related matters and assist in the acquisition of new sites.

The Manager will work primarily from the Head Office and be required to attend off-site meetings.

Primary Responsibilities_

  • Provide regular reports on the status of development projects to senior management
  • Assist in preparation of legal documentation relating to condominium documents, shared facilities agreements and first year condominium operating budget
  • Arrange for and manage consultant fee proposals/contracts, and other areas as required
  • Conduct site visits, as required
  • Spearhead the clearance of development approval conditions with consultants and City staff
  • Lead the Development Coordinator to obtain Right of Way Permits, Construction Permits, Crane Permits, and any other "Permits" required
  • Assisting senior leadership team members in creating project budgets
  • Gathering and collecting data related to new site acquisitions
  • Coordinating development agreements with consulting team members
  • Legal, Surveyor, Construction, City staff etc.
  • Monitor new municipal policies that pertain to land development issues
  • Prepare draft memos, letters, cover letters, submittals
  • Other duties within the scope, spirit, and purpose of the job, as requested by management.

Educational Requirements & Desired Skills and Experience_


Educational Requirements:


  • College Diploma (Civil Technologist or Architectural Technologist) or University Degree (Urban Planning, Geography or Architecture)

Prior Related Experience:


  • Previous related experience in municipal planning; land development, land use consulting firm, or any other related land use development work with a
    minimum of 6+ years related experience.

  • Microsoft Office software, including Excel, Word, and Outlook
  • Knowledge of Legislation including the planning act
  • Knowledge of planning process and planning theory
  • Negotiation and mediation skills
  • Strong interpersonal, communication, and presentation skills and time management skills
  • Effective written communications
  • Effective verbal, presentation and listening skills
  • Ability to review and analyze site plans, surveys, architectural and landscape plans
  • Ability to work independently in a fastpaced environment
  • Ability to communicate and coordinate effectively with all company departments
  • Excellent organizational skills
  • Working knowledge of Development Project budgets
  • Proficient written and oral communications
  • Positive attitude, team player and professional demeanor
