Hours of Work: 37.5 hours per week, Monday to Friday

This position is a unique and exciting opportunity for an experienced project manager to put their organizational and practical skills to use to directly address homelessness at a dynamic and respected organization.


The project manager - repair funding will implement repairs and improvements that will leave a legacy of livable, energy-efficient, affordable housing stock for current and future generations.

This will be a fast-paced but rewarding project with a pre-approved budget that will showcase the project manager's skills in coordinating multi-trades, problem-solving, and efficient use of funds.

GENERAL RESPONSIBILITIES


Project Manager - Repair Funding will lead a $10,000,000 repair and improvements project across 5 buildings, to be completed within a tight timeframe of 3 years.

The pre - approved budget for the project is a combination of federal grants and contributions from our organization's operating surplus and must be managed carefully.

This project is key to our mission to provide sustainable, safe and affordable housing by creating energy, long-term maintenance, and operational savings for the organization.

The Project Manager is responsible for developing and fostering effective relationships internally and externally including contractors, consultants, architects, construction managers, and government liaisons)


Where capacity allows, the Project Manager - Repair Funding will provide additional capacity to other capital and operational maintenance projects as directed.


DUTIES

  • Project Coordination
  • Will be responsible for the execution of a $10,000,000 repair and improvements project.
  • Collaborate with Engineers/Architects, and vendors to determine the specifications and timelines for the project.
  • Negotiate contracts with external vendors for the most costeffective agreements.
  • Tender and Bid management for projects.
  • Obtain permits and licenses with appropriate authorities, and resources management (including manpower, equipment, resources, etc)
  • Attend design and construction meetings.
  • Attend, assess, and report on project sites.
  • Track construction schedules and maintain work schedules for sites up to date.
  • Plan daily activities so that material inventory, and equipment, are available and subtrades are notified and committed to executing scope requirements
  • Identify possible items of concern in projects, consult on solutions, and implement preventative activities to address the issue.
  • Implement measures to maximize productivity to the best ability of everyone on site.
  • Compile deficiencies lists and address them proactively.
  • Work in collaboration with internal stakeholders and external stakeholders to deliver projects efficiently.
  • Respond to emergency and priority situations by anticipating problems, making decisions, resolving disputes, and deploying appropriate resources.
  • Reporting and Documentation
  • Maintain and update relevant documents including Project documents, closing documents, building drawings, contracts, etc.
  • Enforce and abide by the company Health and Safety policies and best practices of construction site safety.
  • Meet with the supervisor and Executive Director or weekly project updates in a project schedule.
- "Establish and consistently update a dynamic schedule detailing ongoing activities and advancements for regular reporting to senior management.


  • Implementation of Approved Capital Plans
  • Set priorities in consultation with the Executive Director and Director of Physical Assets
  • Define scopes of work and specifications that balance quality with price and timelines.
  • Ensure that trades and contractors are able to perform their contracts smoothly.
  • Source contractors and tender contracts
  • Monitor Contractors and trades.
  • Research and Source materials
  • Communicate with site staff as required.
  • Identify possible items of concern in projects, consult on solutions, and implement preventative activities to address the issue.

Budget and Resource Management:

  • Monitor project budgets and control costs to ensure projects are completed within budget constraints.
  • Allocate resources efficiently to meet project objectives.
  • Negotiate contracts and manage vendor relationships.
  • Provides ongoing tracking and reporting of ongoing projects to senior management during weekly meetings with the supervisor and Executive Director.
