Summary
The Maintenance Associate is responsible for the general, preventative and repair maintenance of residential and commercial buildings and grounds.

This individual supports maintenance activities such as minor carpentry, electrical, plumbing and painting to ensure service and support is provided to tenants.

The Maintenance Associate will respond to emergency situations to resolve immediate safety concerns.


Job Duties

  • Perform maintenance and repairs to site properties under the direction of the Property Administrator/Project Coordinator or Sr. Property Manager
  • Ensure building adherence to Occupational Health and Safety standards including hazardous materials handling laws and regulations
  • Conduct inspection of building's exterior and interior
  • Complete assigned service requests in a timely manner
  • Monitor, test, and maintain building systems, such as heating, electrical, mechanical, and security systems
  • Perform meter readings, vacant space checks, and mechanical logs
  • Respond to emergencies (such as power failures, floods, and fires) and make repairs or arrange for repairs as needed
  • Minor electrical and plumbing work, such as changing light bulbs and replacing furnace filters
  • Program light controls, card readers, and elevator schedules
  • Report any problems to the Sr. Property Manager
  • Recommend changes to make the building more efficient and reduce operating costs or comply with codes, such as environmental, building, and safety codes
  • Keep diligent track and organize stock supplies to maximize productivity and cost savings
  • Assess and troubleshoot to perform repairs and maintenance of the property
  • Recommend the purchase of new equipment
  • Monitor access to restricted areas
  • Ensure restricted areas are safe, clean, functional, and accessible for maintenance
  • Perform or oversee housekeeping and groundskeeping duties
  • Plan and run fire drills
  • Liaise between tenants and owners
  • Supervise the work of maintenance staff and contractors
  • Keep track of supplies and equipment
  • Perform repair and maintenance activities
  • Inspect property grounds, facilities and equipment to determine if repairs of preventative maintenance is required
  • Take initiative to maintain clean and garbagefree lobbies, hallways and properties, replacement of light bulbs, plumbing, electrical, etc.
  • Maintain cleanliness and organization of electrical, mechanical and work areas (including supply and storage areas)
  • Ensure all areas are free of hazards and where not able to resolve, inform management for immediate resolution
  • Maintain regular and timely documentation of maintenance activities
  • Respond to afterhours emergencies when oncall
  • Work with contractors and monitor work progress, as required
  • Contact contractor and procure quotes for required work
  • All other duties as assigned

Requirements:


  • Completion of High School or GED
  • 2+ years of maintenance or related experience
  • Previous experience in a property management setting preferred
  • Flexibility to work oncall and on a rotating schedule that includes evenings and weekends
  • Proficient with hand tools
  • Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
  • Ability to work independently and solve problems
  • Strong time management skills with the ability to multitask and stay calm under pressure
  • Professional demeanour and excellent customer service skills
  • Strong communication skills
  • WHMIS certification considered an asset
  • First Aid and CPR certification considered an asset
  • Knowledge of mechanical and HVAC systems considered an asset

Job Types:

Salary:
$56,000.00-$68,750.00 per year
