As a Construction and Development Assistant, you will be responsible for supporting existing and developing communities with general construction, maintenance and or development related initiatives.

The Construction and Development Assistant will report to the Project Manager and/or the Development Coordinator depending on the job schedule.

This is an evolving role that will adapt to each respective project.


RESPONSIBILITIES

_Construction _

  • Clean up job site by removing debris and sorting materials and recyclables appropriately.
  • Set up work areas for tradespeople in advance.
  • Perform skilled site tasks including grading, painting, basic carpentry, basic drywall, demolition, cement/rebar work, hardware installation, troubleshooting and deficiency work.
  • Maintain tools and equipment and coordinate with supervisor if replacement or service required.
  • Assist site team with other labour and carpentry duties as assigned.
  • Facilitate on site safety meetings, toolbox talks, and follow up on any other safety related inquiries.

_Development_

  • Assist development team with procuring and processing documentation related to Building Permits, Development Permits, Rezoning Applications and Heritage Alteration Permits.
  • Assist with coordinating land and air parcel surveys.
  • Assist in the review of architectural drawings and shop drawings for accuracy.
  • Comment and mark up drawings utilizing Adobe or other software programs.
  • Communicate with project stakeholders to coordinate on site and virtual project meetings.
  • Document meeting minutes related to development activities.

_ Property Maintenance _

  • Works on proactive and reactive maintenance activities and oversees third party service trades to facilitate building maintenance.
  • Complete assigned and scheduled work orders and carry out preventive maintenance when applicable.
  • Undertake general repair/renovation activities to restore/upgrade residential apartment units.
  • Conduct regular building inspections and restore (imminent) defects or perform corrective maintenance activities.

_Reporting and Compliance_

  • Logs all maintenance and construction activities in the appropriate management systems.
  • Consults with management on quality issues, technical issues / problems, etc.
  • Report all injuries, incidents or unsafe working conditions to their direct supervisor or site HSE coordinator as soon as possible.
  • Works in compliance with all relevant safety regulations and procedures as well as technical standards.
  • Signals potential hazardous and / or unsafe situations, takes appropriate action is case of imminent unsafe situations.

SKILLS & QUALIFICATIONS

  • 2+ years of work experience in a development/construction role.
  • Proven ability to work collaboratively in a team environment.
  • Experience with hand tools and power tools.
  • Solid understanding of construction and or maintenance processes as well as an ability to, with mínimal direction, complete their assigned tasks and troubleshoot issues.
  • Be physically capable of meeting the job demands, including working on your feet for 8 hours or more, lifting objects weighing up to 55lbs, and carrying out physical tasks over extended periods.
  • A Driver's License is a requirement and access to a vehicle is an asset.
  • Basic carpentry skills are a requirement.
  • Proficient with Outlook, Adobe and Microsoft 365 are requirements.
  • Experience with Yardi Voyager, AutoCAD, Revit, SketchUp would be considered an asset.
  • Ability to travel as required to attend sites throughout the Pacific Northwest.
