The opportunity:


Due to the recent development of 300 and 330 Main properties in Winnipeg, we are in search of a Building Operator to ensure smooth services for our tenants during the afternoon and evening hours.

Reporting to the Senior Operations Supervisor, the Building Operator will carry out regular building maintenance for our downtown portfolio of high-rise office buildings while maintaining a high standard of comfort level for all building tenants.

Regular hours of work will be Monday to Friday from 12:00 PM to 8:30 PM while participating in the on-call rotation.


Other duties include:

  • Maintaining the electrical and mechanical rooms as well as the building systems.
  • Performing and recording daily equipment and utility inspections, readings, and reporting unusual anomalies.
  • Operating, testing, and monitoring the (BAS) Building Automation Systems, the Fire Alarm System, and Life Safety Systems including generators.
  • Responding to emergency situations when they occur and responding accordingly.
  • Responding to tenant requests in a timely manner, and resolving issues and complaints accordingly
  • Fostering good tenant relations.
  • Providing excellent tenant services in a helpful nondisruptive manner.
  • Perform minor repairs including plumbing.
  • Ensuring building standards and efficiency are maintained or enhanced.
  • Responsible for the appearance of the property and for the safety and convenience of the occupants at all times.
  • Performing water treatment chemical testing and adding the required chemical to the building systems if required.
  • Working with an emphasis on energy conservation and looking for opportunities to reduce energy consumption.
  • Ensuring maintenance supplies are kept in order and at adequate levels.
  • Anticipating problems, identifying solutions, and taking appropriate action.
  • Obtaining estimates or quotes for proposed work or repairs when required.

Your technical qualifications:


  • 5+ years of industryrelated industry experience.
  • 5th Class Power Engineer certification, or better required.
  • Class 5 driver's license and reliable vehicle.
  • Ability to obtain and maintain a government security clearance.
  • Strong mechanical aptitude and understanding of building systems.
  • Operating knowledge of workplace tools such as building automation systems, preventative maintenance systems, fire alarms, and life safety systems including sprinkler systems.
  • Must have strong communication skills both written and verbal to deal with tenants, internal staff, and contractors.
  • Ability to work at heights > 6', lift 50 lbs unassisted, work in small or confined spaces, and stay on your feet for extended periods.
