JOB DESCRIPTION


The Assistant Community Manager at the Beverley works alongside the Community Manager and plays a vital role in the efficient operation and management of the building.

This multifaceted position encompasses various responsibilities, including mainly maintenance, janitorial, and life safety tasks with some administrative responsibilities and coverage.

RESPONSIBILITIES

Janitorial and Maintenance:


  • Cleaning
  • Ensure daily removal of trash from common areas, including lobbies and communal spaces, while also conducting a routine surface cleaning to eliminate dust, fingerprints, and other minor debris, maintaining a consistently tidy and presentable environment for residents.
  • Emphasize a daily routine dedicated to disinfecting hightouch surfaces like door handles, elevator buttons, handrails, and other communal points to prevent the spread of germs.
  • Implement a monthly or quarterly deep cleaning schedule for common areas, focusing on tasks such as washing walls, deep cleaning carpets, dusting high and hardtoreach areas, and sanitizing frequentlytouched surfaces.
  • Conduct thorough cleaning of vacated units in preparation for new residents, including tasks such as deep cleaning floors, sanitizing surfaces, ensuring appliances are spotless, and addressing any specific requests or issues left by the previous occupant, facilitating a seamless transition for incoming residents
  • Maintenance:
  • Efficiently handle resident service requests by maintaining a detailed record system, logging requests promptly, and prioritizing based on urgency. Adhere to relevant laws and company policies when scheduling repairs, ensuring timely and compliant resolution. Communicate transparently with residents about repair timelines, providing updates as needed.
  • Collaborate seamlessly with the community manager, maintenance team, and external vendors to coordinate repairs. Maintain clear communication channels, ensuring all stakeholders are informed about the status of ongoing repairs.
  • Take a proactive approach to property maintenance by not only coordinating repairs but also actively participating in the execution. Perform painting and minor maintenance tasks, such as patching drywall, repairing appliances, or painting.
  • Be vigilant in identifying and addressing emergency maintenance tasks promptly. Develop a comprehensive understanding of emergency protocols and procedures, promptly reporting issues to minimize property damage. Some "On Call" responsibilities may be required.
  • Inspections:
  • Conduct daily comprehensive inspections of interior and exterior common property areas, systematically documenting and addressing cleanliness, safety concerns, and maintenance requirements using a checklist to ensure a pristine and secure environment for residents.
  • Perform routine inspections of parking areas to ensure compliance with established rules and regulations. Identify and address issues related to parking space allocation, signage, and overall cleanliness. Collaborate with the community manager to enforce parking policies and enhance the safety and efficiency of the parking facilities.
  • Complete comprehensive semiannual inspection program for occupied units, focusing on safety, maintenance, and resident compliance with lease agreements. Document any necessary repairs, maintenance requirements, or lease violations.
  • Ensure the building equipment rooms are organized and efficiently stocked with essential materials, tools, and spare parts. Regularly inspect and maintain tools to guarantee they are in optimal working condition.

Administration:


  • Collaborate proactively and flexibly by offering assistance with various tasks and projects, demonstrating a willingness to extend support to other properties if required.
  • Proactively familiarize yourself with all databases, processes, and software essential to your role, fostering a deep understanding to enable effective coverage for the Community Manager when necessary, promoting operational continuity and adaptability in various responsibilities.
  • Serve as a liaison for tenants, proactively addressing their questions and concerns promptly, actively encouraging the utilization of RENTCafé for streamlined maintenance requests.


The main objective of the Assistant Community Manager will be to undertake cleaning, maintenance and support related tasks at the Beverley building in New Westminster.


COMPENSATION- Salary will be a minimum of $45,000.00 to $55,000.00 per year with negotiation consistent for commensurate experience.
