    Description

    The Director of Construction & Facilities is responsible for creating a sound foundation of facilities management and construction project execution to enhance employee and customer experience. Through the store development and facilities processes, they will impact sales, profit and expense targets. The Director of Construction & Facilities will lead a team of high-performance construction & facilities professionals to support project and operational strategies while ensuring compliance with best-in-class industry standards. This role will actively lead and develop the team to meet their individual goals and growth potential while constantly seeking to raise the performance bar.

    KEY ACCOUNTABILITIES

    Strategic

    • Support Indigo goals by executing short to mid-term departmental goals
    • Maintain a high level of strategic foresight by identifying customer and business needs and adjusting departmental and team objectives accordingly
    • Provide foresight into industry trends and plan accordingly

    Functional

    • Oversee and support the Facilities team and associated maintenance strategies for all Retail Stores through proactive planning.
    • Deliver best-in-class maintenance and construction project services with attention to contractor and vendor compliance while implementing rigorous budgetary practices and principles.
    • Oversee the development of annual facilities and utility operational expense budgets, maintaining overall expenditure control via regular analysis and efficiency of service delivery.
    • Oversee the successful completion of all construction and capital facilities projects within scope, budget and schedule.
    • Oversee the development of the store maintenance capital budgeting process, making recommendations on capital investments that will provide the best return on investment while helping support organizational initiatives.
    • Responsible for managing all 3rd party maintenance vendors and securing mutually beneficial service contracts for the fleet
    • Negotiate and finalize contracts for maintenance providers and project-related agreements, such as Canadian Construction Documents Committee (CCDC) contracts.
    • Support, coach and develop team talent to deliver on strategic Initiatives while fostering a culture of high-performance
    • Collaborate with the Store Development Leadership Team to select and plan each construction project.
    • Investigate and champion business cases that invest in innovative technology to work toward fully connected OMNI Channel Stores of the future.
    • Lead the process of determining and defining the scope of work, budget estimates and deliverables for each project.
    • Lead the evaluation process through the design and technical drawing phases to identify potential issues at the design stage and to provide mitigation strategies to avoid site errors, scope/cost creep or future maintenance concerns, as well as feasibility and adherence to municipal codes.
    • Plan departmental resources to achieve strategic projects and goals to ensure schedules and project budgets align with overall objectives.
    • Lead regular value-engineering exercises on current or future specifications, fixtures, or build techniques, including participating in proto-typing and lab store exercises to test and learn.
    • Actively engage with the RFQ/RFP process, complete with tender response analysis, provide recommendations, and support SSPI with awarding and issuing CCDC documentation by project.
    • Ensure all projects follow Indigo governance processes and applicable documentation, permits, MSAs, SLAs, WSIB, and applicable insurance are in place before project commencement.
    • Provide regular operational and capital investment budgetary forecasts to ensure department objectives and priorities are achieved.
    • Provide all stakeholders with a seamless execution of the construction phase of each project and ultimately deliver each milestone to allow other teams to complete their work.
    • Lead regular gap analysis and stakeholder feedback sessions to seek new efficiencies and communications or eliminate redundancies to identify improvement opportunities and establish best practices for future projects.
    • Represent both the Construction & Facilities teams as a subject matter expert with Indigo Senior Leadership.
    • Collaborate cross-functionally at the senior level to create a strategic continuous improvement roadmap for all store development and facilities projects and functions.
    • Ensure the execution of team deliverables and adapt team priorities based on changing needs.
    • Act as an advocate for the customer by placing them at the forefront of all design and decision-making processes.
    • Proactively identify and anticipate customer expectations and needs
    • Challenge the status quo by consistently identifying areas for improvement, diagnosing issues and working to resolve them

    Qualifications

    Work Experience / Education / Certifications

    • Minimum of 7 years of experience in leading physical transformation/infrastructure projects in a retail environment
    • Minimum of 5 years of experience leading a team of project management professionals, preferably in the construction or retail-based projects sector
    • Undergraduate degree in Construction Management, Business Construction, or equivalent experience in similar fields is an asset
    • Expert in contract negotiations and service provider onboarding
    • Demonstrated knowledge of local building codes, bylaws and permitting processes
    • Full understanding of construction and architectural principles
    • Expert in contract documents (CCDC), and exclusions and conditions
    • Ability to direct and manage all areas of the Project Management Process – initiating, planning, executing, controlling, and closing projects
    • Expert in leading the development and management of a construction project budget, estimating work effort, and organizing and coordinating project work
    • Project Management Certification (PMP)
    • Functional knowledge of MSOffice suite, CAD, Visio or other design software
    • Bilingual considered an asset
    • LEEDs GA accreditation considered an asset
    • Experience working in front line retail is an asset
    • Previous experience working in the skilled trades is an asset
    • Certified Construction Manager (CCM) is an asset
