Aquilini Development is part of the Aquilini Group ("AG"), a diversified family business founded in Vancouver, BC more than 50 years ago with roots in the real estate development and construction industry.

Today the company owns and manages an international real estate portfolio that includes commercial and residential properties, vineyards, blueberry and cranberry farms, hotels, and golf courses.

In addition to its ongoing pursuits in real development and construction, AG has expanded its holdings to include assets in the sports & entertainment, renewable energy, aquaculture, tourist attractions, restaurants and food & beverage industries.


SUMMARY:


Working with the Director of Development and in collaboration with our internal teams and external stakeholders, the Development Manager will be responsible for executing development phases within our masterplan communities from initial design through construction and will be responsible for municipal approvals, design, legal oversight and project economics.

The Development Manager will help ensure the Development Team meets the highest standards for quality, timeliness and control.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Manage all municipal and other permits and project approvals, including satisfying municipal policies, preparing for public consultations events, and guiding architects and other design consultants in the preparation of required documents.
  • Ensure compliance on all consultant and development related items including RFPs, contracts, meetings and presentations, insurance, invoice approvals, file and drawing management and milestone reports.
  • Oversee development documents from architects and other design consultants through project design bearing in mind construction costs, desirability, market trends, and the target market for each specific project.
  • Develop and execute project plans, schedules and budgets for all assigned real estate projects.
  • Ensure projects are consistent with approved predevelopment objectives.
  • Prepare and track schedules to ensure projects meet critical dates and are understood across internal divisions.
  • In conjunction with the Construction team, monitor construction documents for compliance with objectives and municipal permits.
  • Assist in the creation of financial proformas and cashflows related to current and potential projects, including duediligence activities.
  • Advise on market trends in the multifamily residential and commercial market which impact product design.
  • Track local competition, market conditions and relevant development bylaws, regulations, and guidelines.
  • Develop and maintain effective relationships with partners, consultants, community stakeholders, and government authorities.
  • Maintain relationships with senior management, marketing, accounting, customer service, interior design and construction personnel.
  • Ensure required disclosure statements, purchase and sale agreements and strata plans are in compliance with all approvals, design and construction documents/projects.
  • Manage other legal matters including lot consolidations, subdivisions, airspace parcels, municipal agreements and title matters.

REQUIRED EXPERIENCE AND QUALIFICATIONS:


Education and Experience

  • A minimum of 7 years in multifamily and mixeduse real estate projects in a similar role.
  • A Bachelor's degree in Architecture/Planning/Engineering/Business/Urban Land Economics preferred.
