Summary


The Senior Property Manager serves as a liaison between the tenants and landlords, ensuring that both parties are satisfied with regards to their agreement.

This individual will be responsible to manage the staff at these properties.

This might include assigning tasks to maintenance workers or leasing agents, reviewing their performance, and providing feedback when deemed necessary.


Job Duties

  • Oversee daily operations of a portfolio
  • Train staff on tenant services and communication programs, policies, procedures and processes
  • Ensure high levels of customer service and communication
  • Prepare reports to document maintenance issues, repairs made, and other pertinent details about the status of the property
  • Recruit, hire, train, and supervise the staff responsible for maintaining the property
  • Supervise contractors to ensure they meet contractual obligations and deadlines
  • Review and tender all maintenance contracts as per annual budgets
  • Ensure all aspects of tenant lease administration, rent collection, and day to day administration operations are maintained and executed on a timely basis
  • Review and prepare lease documentation for all new and renewal leasing
  • Participate in weekly strategic operation meetings

  • Maintain regular communication with Senior Management and owners including preparation and maintenance of monthly management and financial reporting
  • Oversee all operations of maintenance routines
  • Maintain a high level of maintenance and repair standards and follow up
  • Conduct routine site inspections
  • Coordinate annual property inspections to ensure proper operation and reliability of equipment and building components
  • Ensure compliance with local codes, laws and other regulations
  • Visit properties on a regular basis to meet with current or potential tenants
  • Monitor service level requests from tenants and ensure they are within the scope of their leases
  • Overseeing the financial operations of the property such as billing tenants for rent payments, collecting rent from tenants, and depositing funds into an escrow account for taxes and other expenses
  • Prepare annual operating and capital budgets
  • Review and provide monthly property financial and operation reports to ownership.
  • Prepare all property tax and mortgage review requirements
  • Manage and advise on multiple construction and acquisition projects
  • Manage annual building inspections and capital projects from beginning to end
  • Ensure that corporate governance, environmental, health & safety policies, and procedures are compliant
  • Manage complex tenant issues and ensuring all tenant issues are managed efficiently and in an effective manner
  • Establish and maintain excellent customer relations with tenants
  • Where applicable, liaison with outside brokers on leasing of vacant space
  • Other duties as assigned

Requirements:


  • Postsecondary education in relative field will be considered an asset
  • 5+ years' experience in property management
  • Real Estate License is required
  • A Registered Property Administrator or Certified Property Manager License is required
  • As this role may require travel within the community, a reliable vehicle is required with a valid Alberta Driver's License and Abstract
  • Excellent communication with tenants, contractors, and owners will be required
  • Knowledge of Relevant Landlord and Tenant Laws
  • Site development and project management experience is an asset
  • Ability to understand and read contracts well and draft leases
  • Strong organization and multitasking skills
  • Selfstarter who is professional and flexible in nature
  • Excellent customer service approach with the ability to solve problems
  • Marketing skills
  • Negotiating skills

Salary:
$57,058.00-$80,000.00 per year
