Responsibilities:


As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld.

You will act as a building systems expert in recognizing deficiencies and opportunities to improve. Ensure that the tenants have a safe and comfortable work environment associated with an AAA building.

Responsibilities include, but are not limited to:

  • Respond to tenant service requests (such as heating/cooling calls) and emergencies, in a professional manner
  • Perform daily rounds and log readings
  • Review and complete daily entries into engineer's log
  • Complete preventive/demand maintenance tasks on HVAC, plumbing mechanical and life safety systems input data histories into CMMS
  • Startup/shutdown and operation of major building equipment using BAS
  • Ensuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/ electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
  • Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; repack valves; replace pumps/motors; reset breakers, etc.
  • Provide guidance/instruction to Building Operators and other classifications/trades
  • Maintain/align fan/air handling units. Ie. complete air filter changes
  • Complete general mechanical/maintenance duties
  • Troubleshoot/repair building automation system
  • Demonstrate a proficiency in the proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)
  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
  • Demonstrate a proficiency in the correct usage of all personal safety equipment
  • Monitor work of contractors/external service providers to ensure adherence to company/industry standards
  • Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting
  • Participate in review of operating policies/procedures as required
  • Complete maintenance of metal/plastic pipe systems
  • Conduct chemical treatment tests
  • Work in compliance with Occupational Health and Safety Act and other applicable codes
  • Escalate unusual events/occurrences to supervisor
  • Conduct generator tests
  • Identify problem areas; develop/initiate corrective action
  • Review reports on problems encountered; provide feedback on action taken
  • Audit work of contractors/external service providers to ensure adherence to company/ industry standards
  • Pump teardown/minor repairs/alignment
  • Perform general building maintenance/repairs (e.g., lighting, door repairs. etc.)
  • Assist other classifications/trades as required
  • Support the appearance and safety of the property
  • Make recommendations regarding purchasing of building supplies/inventories. Order stock as directed by supervisor

Qualifications:

Minimum Requirements include:

  • BES diploma; or 2nd or 1st class Operating Engineer; or Ontario trades certification of qualification
  • Five or more years in the operation and maintenance of facilities
  • Ability to communicate effectively in English (oral and written)
  • Required to carry a mobile device
  • Work requires some exposure to more intense situations when responding to service requests
  • Work requires utilizing tools/repairing systems that could cause physical injury if not handled/operated following safety practices/procedures
  • Exposure to elements majority of work indoors; some exposure to outdoor environment
  • Lifting requirements maximum 50 lbs.
  • Repetitive physical effort majority of work is nonrepetitive
  • Elevated working conditions use of ladder; scissor lift (training required), etc.
  • Confined space may be applicable (training required)
  • Mainly days but some shift work; some overtime
