ABOUT THE POSITION


The Partner, Project Management is an integral part of the Development Team and will be responsible for the oversight of Construction Managers, General Contractors and Subcontractors, managing all aspects of Hazelview's multi-family residential construction projects.

Additionally, this role will work closely with the development team to provide input, feedback, and coordination during the development, design and underwriting phases of the project.

This will include collaborating with team members to coordinate consultants and provide input intermittently during the development lifecycle.

This role is responsible for optimizing value and lifecycle cost for each development project.

As a member of the project team, they will work closely with the other team members to ensure that design criteria and product standards are optimized and adhered to during the construction phase of high-rise development projects.

Continuous monitoring and control of the construction budget, schedule and product is a key focus of this position.


KEY RESPONSIBILITIES

Pre-Construction

  • Provide feedback to the internal and external team members on budget and schedule guidance.
  • Guide projects through the end stages of design development to ensure constructability.
  • Take the lead on construction initiation including but not limited to premobilization requirements, scope creation, third party engagement, municipal and utility engagement and reviewing and providing guidance on construction contract procurement.
  • Evaluate designs for constructability and life cycle costing; provide recommendations on value engineering initiatives.
  • Negotiate and provide recommendations on neighboring and municipal agreements required for construction.
  • Assemble and procure list of qualified construction managers and external team members that will be required for construction effort.

Construction Management

  • Responsible for tendering and managing trades and constructors in accordance with industry standard practices.
  • Contract negotiation and implementation of owners' supplementary conditions and standards (CCDC implementation and execution)
  • Act as the client/owner representative on site to ensure all supply chain, logistics and implantation.
  • Ongoing scope and change order management, ensuring that a value creation approached is used.

Contract Management

  • Responsible for managing all contractual relationships with trades and consultants; Ensure performance is in accordance with clearly established project objectives related to cost, schedule and quality, including outline specifications, tendering, and contracts.

Project Reporting

  • Responsible for all construction project reporting including site meeting minutes, budget and schedule tracking, and look forward.
  • Present and report recommendations to the senior stakeholders as required.
  • Coach internal stakeholders on reporting metrics specific to the construction industry.
  • Refine and standardize company policies and procedures as it relates to construction management activity.

JOB REQUIREMENTS

Education and Experience

  • Bachelor's degree in Engineering, Construction Management, Project Management, Architecture, or related field is required
  • 5+ years experience in high rise residential construction project management/site supervision
  • 2+ Years sustainable construction research and execution management (LEED, Green Globes etc.)
  • Professional certifications such as PMP, P.Eng, or equivalent are an asset.
  • Good working knowledge of Canadian construction regulations and building codes.
  • Financial acumen with experience managing project budgets and financial reporting.

Qualifications

  • Superior organizational and time management skills in order to prioritize and work under tight timelines.
  • Proficiency in Construction Management software and tools.
  • Superior attention to detail and accuracy and excellent followup skills.
  • Ability to work and act independently, using good judgment and problem solving when assessing difficult situations.
  • Selfmotivated individual who is proactive and takes initiative.
  • Demonstrates a high degree of integrity, diplomacy, discretion and confidentiality.
  • Ability to speak other languages is considered an asset.
