ABOUT THE POSITION


The Associate, Real Estate Development is an important part of the Development Team and will be responsible for leading all Development phases of the project lifecycle, focusing on Design Development/Pre-Construction, and Construction Phase start-up Permitting.

They will be responsible for optimizing value and lifecycle cost for each development project.

As a member of the project team, they will work closely with the other team members to ensure that design criteria and product standards are optimized and adhered to during the construction phase of the high-rise development.

Continued monitoring and control of the construction budget, schedule and product is a key focus of this position.


This role will oversee the design development, pre-construction & permitting operations of our multi-family construction sites, provide leadership and direction to the third-party construction management firms and consultant teams, City & Utility companies and manage expectations/deliverables to internal stakeholders.

KEY RESPONSIBILITIES

  • Concentrate on multiple complex residential and mixeduse highrise projects at one time.
  • Provide feedback to the internal and external team members on budget and schedule guidance.
  • Guide the project through the end stages of design development, permitting and preconstruction to ensure efficient mobilization of the construction sites for the Construction Manager.
  • Take the lead on construction initiation including but not limited to premobilization requirements, scope creation, third party engagement, municipal and utility engagement and reviewing and providing guidance on construction contract procurement.
  • Evaluate designs and technical review of working drawings for life cycle costing and provide advice on value engineering initiatives.
  • Negotiate and provide recommendations on neighboring and municipal agreements required for construction.
  • Assemble and procure list of qualified construction managers and external team members that will be required for construction effort.
  • Review all site investigations and analyze data (maps, reports, tests, drawings, & other).
  • Review and analyze all technical studies and specifications.
  • Act as the client/owner representative to assess any and all potential risks, materials and costs.
  • Review and manage municipal and provincial guidelines and regulations including permits, technical files and documentation as required.

Contract & Procurement Management

  • Manage all contractual relationships with consultants to ensure performance in accordance with clearly established project objectives (cost, schedule & quality).
  • Prepare consultant scope of work, review proposals and make recommendations on packages.

  • Award and manage partner contracts
  • Tracking and preparation of scope's budget and schedule

Project Reporting

  • Construction progress reporting including site meeting minutes, budget and schedule tracking, risk tracking and mitigation, and look forward.
  • Present and report recommendations to the senior stakeholders as required.
  • Coach internal stakeholders on reporting metrics specific to the construction industry best practices.
  • Refine and standardize company policies and procedures as it relates to construction management activity.

JOB REQUIREMENTS

Education and Experience:


  • Bachelor's degree in Civil Engineering, Environment Science, Construction Design, or related field is required.
  • 35 years in highrise residential construction project management/site supervision.
  • Experience in obtaining various municipal permits including construction and building permits.
  • Experience with design drawings for roads or infrastructure construction.
  • Experience with site layout, grading, utility design, environmental impacts, regulatory approvals, etc.

Qualifications:


  • Superior organizational and time management skills to multitask/prioritize and work under tight timelines.
  • Well versed in Autodesk products such as Revit and AutoCAD, Civil 3d, Assemble Systems, Microsoft Office, and other Project Management and Project Collaboration software
  • Superior attention to detail and accuracy and excellent followup skills.
  • Ability to work and act independently using good judgment when assessing difficult situations.
  • Selfmotivated individual who is proactive and takes initiative.
  • Ability to accurately listen, understand and respond appropriately.
  • A professional demeanor coupled with strong written and verbal communication skills.
  • Ability to speak other languages is considered an asset.
  • Demonstrates a high degree of integrity, diplomacy, discretion, and confidentiality.
