    Responsibilities

    As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld. Ensure that the tenants have a safe and comfortable work environment associated with a AAA building. Responsibilities include, but are not limited to:

  • Respond to tenant service requests (such as heating/cooling calls) and emergencies, in a professional manner
  • Perform daily rounds and log readings
  • Complete preventive/demand maintenance tasks on HVAC, plumbing mechanical and life safety systems
  • Start-up/shutdown and operation of major building equipment
  • Ensuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system,
  • Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc.
  • Ensure that mechanical rooms and all other work areas are kept in a safe, clean, and organized state. Including completing any required painting
  • Demonstrate a proficiency in the proper use of basic hand tools (., socket sets, wrenches, pliers, screwdrivers, saws and hammers, .
  • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
  • Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting
  • Work in compliance with Occupational Health and Safety Act and other applicable codes
  • Escalate unusual events/occurrences to supervisor
  • Conduct generator tests

    • Qualifications

    Minimum Requirements include:

  • BES diploma 5th class Operating Engineer; or trades certification of qualification
  • Four or more years of experience in the operation and maintenance of facilities
  • Ability to communicate effectively in English (oral and written)
