SCOPE
As the Project Manager, you will lead a high-rise residential tower project team.

Reporting to the Director, Construction and working systematically and collectively with the Development, Construction and Estimating Team(s); you will be tasked with wearing many hats, using your strong acumen skills and knowledge of the industry, you will manage and collaborate with the team(s) to provide best in class management and leadership.

Having the knowledge and the expertise of managing full cycle high-rise projects, you will oversee the predesign through to construction, substantial completion, and occupancy turnover process.

As Project Manager, you will lead and manage project(s), create and own the budget(s) and schedule(s), driving production while working in tandem with the site construction team(s), building owner, consultants and our subcontractors.

You will provide leadership and mentorship to the team(s), be the negotiator between site and contractor disputes, provide strategic planning in building the best-in-class construction team(s), while sharing your wealth and of knowledge of the residential and construction industry.


RESPONSIBILITIES

  • Work with the estimating department to produce conceptional project budgets for discussion and approval.
  • Maintain project budgets and CTC monthly forecast reports.
  • Manage the tender process, make recommendations, negotiate contractor and vendor pricing, and prepare contracts.
  • Lead the consultant team during design process.
  • Develop and manage a detailed Construction Management Plan.
  • Drive the City / Region permitting processes.
  • Liaise and communicate with the site management teams to understand specific project related delays and find solutions.
  • Partner and collaborate with the site management team, working hand in hand to single out and ensure critical information and documents are provide in a timely manner that support the schedule and build cycles.
  • Lead by example mentoring the Project Management team
  • Review scope of work and mitigate scope gaps.
  • Manage and prepare monthly and quarterly project reports, forecast CTC, project schedule highlights, and ensure milestone targets are achieved.
  • Ensure all company processes and procedures are being followed.
  • Assembly and prepare documentation necessary to achieve substantial performance, PDI process and occupancy schedules, building commissioning, turnover documentation, and TARION audit reports.
  • Oversea compliance and ensure site safety is maintained.
  • Build relationships with City Managers and Inspectors.
  • Oversee projects as they are being carried out to make sure that the work is being done according to outlined specifications, quality, and that they also conform with project schedules.
  • Manage, build, and nurture contractor relationships.
  • Liaising with clients and consultants to discuss and resolve project issues.
  • Review design, and or code related changes, and validate potential impact to budgets.
  • Provide support across all facets of the Project Management team(s).
  • Evaluate standards on site and provide support to the site management team(s).

KNOWLEDGE & EXPERTISE

  • Main Contractor background.
  • At minimum, one full cycle High Rise Residential project as Project Manager in the GTA area.
  • Outstanding skills in developing and building Project Management Teams.
  • Have existing relationships with local subcontractors.
  • You have a track record for delivering highend residential projects.
  • The ability, mentality and grit to challenge contractors.
  • Superb communications when working collectively with the construction team.
  • Can read construction drawings inside out and could provide valued engineered solutions and cost savings.
  • Excellent verbal, written, communication, and time management skills.
  • Pay attention to detail.
  • Ability to multitask.
  • Works efficiently to produce significate output with mínimal supervision.
  • Plans, organizes, and schedules in an efficient, productive manner; focus on key priorities.
  • Have a deep knowledge of the Ontario Building Code.
  • Can move quickly taking a stand without being abrasive; persistent and proactive.
  • Has vision and could eliminate problems before they occur.
  • Full understanding of CDC Contractual Law.

SKILLS

  • Extensive acumen and background of the construction industry within Canada.
  • Understanding of stakeholder management.
  • Action orientated and results driven.
  • Design Build experience.
  • Excellent skills in Microsoft Suite (Word, Excel, Outlook, Project, PowerPoint, JDE, PlanSwift, ProCore, STACK, Bluebeam, Acumatica).
  • Excellent problemsolving skills and could resolve issues in a timely and constructive manner.
  • Exceptional attention to detail and thinks independently.
  • Confident in presenting to Corporate Management.
  • Professional discretion.
