Wesgroup is looking for an experienced Live-In Resident Building Manager, to manage and aid in the lease-up and move-ins for a newer 187 unit concrete building located at the Brewery District in New Westminster.

The "live in" suite will be ready for occupancy from the start of employment.


Responsibilities:


  • Enforces the provisions of the Residential Tenancy Act;
  • Collect, deposit, and record all rents
  • Responds to resident inquiries and building emergencies in a timely and professional manner;
  • Supervises the building, including common areas, amenity rooms, and parkade to ensure the security and safety of all residents, employees and visitors;
  • Show notice units to prospective tenants to ensure units are rented in a timely manner and with mínimal vacancy loss;
  • Facilitates credit and reference checks for prospective Residents via YUHU
  • Creates movein and moveout reports for each Resident using the Condition Inspection Report;
  • Issues breach letters to tenants, serves eviction notices, files for and attends arbitration hearings
  • Manages all building maintenance requirements to the highest standards; this includes supervision of cleaning staff, assistant manager, contractors and record keeping of work performed, as well as conducting minor repairs and painting as necessary;
  • Facilitate the bookings of the guest suites and amenity rooms and turnovers of such spaces;
  • Oversees the Building Emergency Response Plan and conducts monthly tests of emergency generators and fire alarm systems;
  • Regularly conducts building inspections and makes recommendations for preventative maintenance;
  • Notifies Management Team concerning need for major repairs;
  • Keeps proper books and accounts for the Building as per accounting requirements, as well as attends to the collection and safe deposit of all rent monies and other amounts receivable from Residents;
  • Prepares vacant suites for new Residents by completing necessary repairs, upgrades and/or cleaning and painting in a timely manner;
  • Prepare detailed incident reports related to accidents, damage to the property, altercations, or theft;
  • Maintains an inventory of all supplies received and used;
  • Ensure that all tenants are carrying active tenant insurance policies;
  • Programming suite entry fobs and safekeeping of building access devices
  • Oversee and supervise an Assistant Manager;
  • Oversee and supervise the cleaning staff
  • Cover the management of other buildings in the portfolio as needed when other building managers are on holidays;
  • Performs any other duties and responsibilities as assigned.
  • Reports to the Property Manager

Qualifications and Knowledge:


  • Minimum of 2 years of related experience;
  • Strong communication and people skills
  • Experience in working with Yardi is a plus
  • Strong working knowledge of the Residential Tenancy Act;
  • Excellent customer service skills;
  • Experience conducting minor maintenance;
  • Strong organizational and planning skills;
  • Attention to detail;
  • Bookkeeping or other related administrative experience;
  • Ability to maintain a professional appearance.
  • Ability to be flexible and selfmotivated and to take initiative;
  • Ability to work independently and in a team environment where mutual support is essential;
  • Ability to respect confidentiality of information;
  • Strong communication skills in English. This includes both written and verbal communication;
  • Ability to work a varied schedule including evenings and weekends;
  • Must be comfortable around pets;
  • Must be a Resident of Canada or possess the appropriate documentation to legally work in Canada. All documentation must be current.
Expected Compensation

  • The expected salary range for this role is $55,000 $65,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
