Purchasing Manager to join the team
The
Purchasing Manager is responsible for assisting and management of budget, product library, tender, negotiation and contract process for all new communities and phases.

This position is accountable for building and maintaining strong supplier relations, and leveraging Caivan's purchasing automation tools to make data-informed recommendations.

The Role:

Budget & Model Preparation

  • Perform feasibility and estimates as required for new model designs
  • Prepare model estimates for new product/projects, harnessing all available data
  • Validate and update model and elevation estimates for acquisitions and sales releases
  • Analyze historical cost and performance trends for all trade partners
  • Validate budget and cost escalations using applicable tools and new methods that create efficiencies
  • Identify current and future budget risks, and provide risk mitigation recommendations
Division & System Set up

  • Manage the creation & maintenance of the GTA Product Libraries within the ERP system and initial set up requirements, including new home models and associated option and costing of global and model specific products
Contract Tendering & Trade Relationships

Manage Tendering Process on new projects and contract expiries, including, but not limited to:

  • Participate in trade selection for new tenders.
  • Solicit input from all appropriate departments on trade performance to inform contract awards.
  • Perform trade volume analyses to recommend trade selection and allocation strategy for all projects
  • Prepare contract analysis and approval recommendation report to present to the V.P of Purchasing
  • Perform negotiations with trades and suppliers for standard and upgrade pricing as directed through the approval recommendation
  • Negotiate supplier rebates
  • Prepare contracts for signature using CHAP's automation tool for contract administration
  • Communicate and coordinate with other departments to ensure delivery of required inputs for tender
  • Design drawing, marketing brochure and working drawing review for accuracy
  • Review and maintain Scopes of Works, and Payment Terms/Schedules
  • Ensure implementation of Ontario Building Code requirements in Scopes of Work
  • Prepare tender packages on time to ensure accuracy and completeness
  • Manage contract distribution to trade partners
  • Manage expiring contracts, WSIB and Health & Safety policies and procedures
  • Manage trade summary sheet by community
  • Oversee the Purchase Order generation process
  • Manage contract addendum requests. Research, negotiate, and present proposals for approval
  • Source and foster new trade and supplier relationships
Leadership & Communication

  • Take a leadership role in product innovation: Evaluate new materials and construction methods to increase construction efficiency and reduce cost.
  • Support Construction on trade issues and scope of work discrepancies
  • Maintain open lines of communication with all departments and assist where necessary to trouble shoot and resolve issues.

You Will Bring:


  • University or college degree related to procurement, business administration
  • 57 years of sourcing, bid evaluation, negotiation in a construction environment
  • Strong procurement skill set/knowledge of competitive bid processes
  • Strong customer service focus and interpersonal skills.
  • Proven track record of working with procurement software systems would be an asset
  • Highly developed organizational skills and timemanagement ability
  • Working knowledge of MS Office, NewStar (or similar ERP system), and SharePoint (Word, Excel).
  • Strong leadership and people management skills, including the ability to motivate staff
  • Skills in building relationships with a broad network of contacts through the industry an asset
