In this role, you will:

Understand and assist in leading implementation of business strategy for portfolio.
Participate in annual budget preparation and implement operating budget, reporting variances, and enhancing revenue opportunities.

Work closely with the Property Manager and Service team to ensure achievement of return on investment (ROI) related to operations and capital expenditures.

With the guidance and assistance of the Property Manager, oversees all activities relating to vacant suites. Liaison with internal department to coordinate unit repositioning
Coordinate access for Minto staff and contractors for occupied and vacant spaces as well as common areas
Liaise with other members of the property operation to ensure maximum utilization of technical and maintenance personnel.
Schedule maintenance. Supervise the maintenance request process.
Respond to resident requests, inquiries and concerns for matters which pertain to the lease agreement.

Respond promptly and courteously to all resident related requests, inquiries, and concerns, informing management when applicable and if follow-up is required.

Prepare and compose correspondence. Use Yardi to record information and perform job activities.
Approve expenses, issue Purchase Orders.

Perform all facets of the job in accordance with the legislation applicable to the jurisdiction, including Health and Safety standards, WHMIS, AODA, PIPEDA and Human Rights, etc.

Ensure corporate policies are understood and implemented.

Understand the Residential Tenancies Act with respect to landlord rights and obligations, for example notice of entry, request of access, etc.

Work with the entire service team to ensure service delivery standards are being met.
Effectively execute projects as assigned, including supervision of capital work or a specific resident impactful event
Identify and report any impediments to a healthy and safe work/home environment.
Ensure implementation of internal and external service delivery and quality assurance to meet standards and customer expectations.
Maintain proactive communication with internal/external customers.
Take lead, where assigned to promote and participate in community initiatives.
Prepare resident arrival and key package, in addition to ensuring smooth move-in and move-out coordination, booking elevators where applicable.

Maintain resident database, assign resident parking in addition to issuing visitor parking passes, maintaining log thereof; Process cash receipts and depositsFoster an environment of innovation and creativity to create differentiated product or service offerings; Participate in regular staff meetings to share information and listen to employee ideas.

Monitor building staff activities. Assist Property Manager with performance evaluations and provide appropriate feedback to staff, as needed.
Participate in the recruitment process
Assist in executing new hire on boarding experience
Support team goals, objectives, operations, and strategy for properties outlined by management.
Actively participate in industry related associations to network, share experiences and acquire knowledge of industry standards and best practices.
Participate in an emergency on-call rotation. Other duties within the scope, spirit, and purpose of the job, as requested by management.


We would like you to have:

Education:
A College or University education in a business field would be considered an asset.


Experience:

A minimum of three (3) years of Residential Property Management experience in a busy client facing environment is required.


Specialized Skills, Knowledge, and Abilities:

Able to multi-task and prioritize workload. Work to tight deadlines
Able to influence without authority, support, and direct others
Must be able to work in a fast paced and changing environment
Must be able to demonstrate good judgment
Must be highly professional
Excellent interpersonal skills
Able to demonstrate computer proficiency in MS Office Suite. Knowledge of Yardi is considered an asset.
