    Job Overview

    Reporting directly to our President, the Quality Control Manager plays a pivotal role in ensuring the optimal physical condition and maintenance of all income-producing properties within our portfolio. You will be responsible for overseeing and executing comprehensive inspections of our properties to ensure they meet quality standards and expectations set by ownership. Your keen eye for detail, expertise in property maintenance, and strong leadership skills will be instrumental in preserving and enhancing the value of our real estate assets.

    This position will require regular travel to inspect properties within the portfolio.

    Key Responsibilities:

    Property Quality Assurance:

  • Ensure that all properties within the portfolio meet the exact quality standards and expectations set by ownership. This encompasses various facets such as cleanliness, safety protocols, and aesthetic appeal.
  • Develop and implement protocols to maintain and enhance these standards across all properties.
  • Comprehensive Property Inspections:

  • Conduct regular and thorough inspections of all income-producing properties within the portfolio.
  • Assess the physical condition of the properties, identifying potential maintenance or repair needs, and ensuring compliance with established standards and regulations.
  • Capital Upgrade Recommendations:

  • Provide regular recommendations to senior management and ownership regarding property capital upgrades based on your assessments during inspections and aimed at preserving and enhancing the value of the real estate assets over time.
  • Reporting and Documentation:

  • Prepare detailed reports for senior management and ownership, highlighting inspection findings, recommendations, and action plans.
  • Maintain accurate records of property inspections, maintenance activities, and related expenses to facilitate informed decision-making and accountability.
  • Cost-Effective Maintenance Solutions:

  • Monitor expenses closely and strive to achieve cost-effective solutions for property maintenance without compromising quality.
  • Leverage your expertise in property management and maintenance best practices to optimize resource allocation and maximize efficiency.
  • Regulatory Compliance:

  • Stay up to date on relevant regulations, codes, and industry standards pertaining to property maintenance and safety.
  • Ensure that all properties within the portfolio remain fully compliant with applicable laws and regulations to mitigate risks and liabilities.
  • Leadership and Culture Development:

  • Foster a culture of accountability, professionalism, and continuous improvement within the property department.
  • Utilize your strong leadership abilities to motivate and inspire stakeholders to consistently deliver exceptional results and uphold the highest standards of quality and performance.
  • Emergency Response Protocols:

  • Act decisively to address urgent matters and minimize disruptions to operations, demonstrating your ability to remain calm and effective under pressure.
  • Skills and Qualifications

  • Bachelor's degree in Facilities Management, Engineering, Real Estate, or a related field (preferred).
  • Proven experience in property management, maintenance, or related roles, with a strong emphasis on commercial or income-producing properties.
  • Extensive knowledge of building systems, construction methods, and maintenance best practices.
  • Excellent organizational skills and attention to detail, with the ability to prioritize tasks effectively in a fast-paced environment.
  • Strong leadership abilities, including the capacity to motivate and inspire team members to achieve common goals.
  • Exceptional communication and interpersonal skills, with the ability to interact effectively with diverse stakeholders, including property owners, tenants, vendors, and senior management.
  • Proficiency in relevant software and tools for property management, maintenance tracking, and reporting.
