Program Overview - Building Services, Housing & Homelessness Services_**- WoodGreen's Housing & Homelessness Services Unit is a social housing provider to the hard to house population made up of low-income seniors, individuals, and families.

Many of the tenants have additional complex barriers and conditions such as physical disabilities, mental health, and trauma from recent experiences with homelessness.

_Building Services is responsible for preventative and emergency maintenance at WoodGreen owned, leased, and managed properties, including janitorial, grounds keeping and security.

The program is responsible for preparing residential suites for new occupants, supervising and carrying out upgrades to offices and properties, providing physical support to programs and services, and ensuring all applicable codes, standards, and policies are met and adhered to.

What You Will Do_**- _
Ensure high standards of response to tenant request for maintenance services._
- _ Prepare weekly maintenance schedules and allocate work._
- _ Recruit, supervise, and train maintenance staff._
- _ Implement and maintain WoodGreen's work order system as a key tool for accountability and customer service._
- _ Collaborate with the Housing Operations and Community Development Manager to deliver superior service to tenants._
- _ Hire and supervise tradesmen during installations, repairs, or maintenance (electricians, plumbers, etc.)._
- _ Inspect facilities periodically to determine problems and necessary maintenance._
- _ Respond to all maintenance requests of tenants and WoodGreen staff._
- _ Ensure 24 hours notification, unless in emergency situations._
- _ Inspect and maintain building systems (heating, ventilation, etc.)._
- _ Assist Manager in developing maintenance budget and ensure compliance._
- _ Identify and resolve any maintenance issues in a timely manner._
- _ Participate in coordination of projects (e.g. renovations)._
- _ Ensure adherence to quality standards and health and safety regulations._
- _ Ensure annual Performance Reviews are conducted and outline strengths, challenges, and further training required for direct team._
- _ Ensure move-in and move-out inspections are completed and logged on proper forms, and conduct/designate follow-up cleanings and repairs._
- _ Monitor inventory of material and equipment and order supplies and equipment necessary for the upkeep of the building when inventory is low._
- _ Obtain quotes, select qualified trades, supervise, and evaluate work performed._
- _ Responsible for emergency processes and overnight/weekend response to tenant service requests. _
- _Responsible for scheduling maintenance staff, keeping track of work attendance, and coordinating with payroll department._
- _ Keep track of vehicles, tools, and other mechanical equipment inventory, along with their required maintenance and ensure they are in good working condition._

What You Bring to the Team_**- _
Bachelor's Degree or College Diploma or training in a relevant field. _
- _5+ years of relevant work experience in Building Maintenance._
- _ Experience as a Supervisor in a similar role, particularly in a unionized environment._

- _ Excellent communication, interpersonal, leadership, and team building skills._
- _ Strong proficiency in performance management._
- _ Strong technical knowledge and practice in building systems (electrical, plumbing, heating etc.)._
- _ Knowledge of health and safety practices and regulations (Health & Safety Awareness for Supervisors course; WHMIS
  • Workplace Hazardous Materials Information System course)._
- _ Understanding and experience with budgeting._
- _ Excellent planning skills and a good level of understanding of building services blue prints._
- _ An eye for detail and commitment to high standard of customer service to clients and service providers/contractors._
- _ Computer savvy (including MS Office Suite) and able to implement electronic work order system._
- _ Strong knowledge and practice in building services components (e.g. CMRP, plumbing, electrical or HVAC certified) are preferred._
- _ Knowledge of Yardi Software is considered an asset._
- _ Red Cross Standard First AID and CPR/AED
  • Level C certificate._
- _ Valid G Driver's license with a clean driving record and access to a personal vehicle._
