STRAND IS LOOKING FOR A WEEKEND RESIDENT CARETAKER / BUILDING MANAGER


Strand is seeking a Weekend (Saturday and Sunday) Resident Caretaker / Building Manager, for a rental property which consists of 152 residential units.

The primary role for this position is to lead and manage the day-to-day operations of the property. Additionally, providing a high level of customer service to all residents and being the front line of the property.

DUTIES & RESPONSIBILITIES
Administrative work involved in the operation of the property, according to procedures set by the company and instructions by the Property Manager

  • Enforces the provisions of the Residential Tenancy Act
  • Preparing and compiling leasing documents for the rental of suites, parking and / or storage lockers
  • Completing move in/out inspections
  • Advertising vacant units for rent
  • Working through monthly AR reports to collect rent, and deposit any rent payments as needed
  • Collect security deposits upon completion of signed Tenancy Agreement
  • Cleaning of all common area when cleaners are not at the property
  • Ability to review maintenance requests in detail and provide information to Property Manager
  • Ability to make light repairs on maintenance request
  • Maintain accurate and up to date files on all residents
  • Schedule and supervise contractors
  • Daily common area inspections, including parking levels, bike rooms, garbage rooms, stairwells, and all levels of the property.
  • Attending emergencies after hours if required
  • Attending to tenant requests and keeping detailed records of requests for the Property Manager
  • Proving daily and weekly report to the Property Manager
  • Ability to perform routine preventative maintenance (i.e., pressure washing, unit filter changes, etc.)
  • Living onsite is not required
  • Issues key access cards and maintains record for each suite

QUALIFICATIONS AND SKILLS

  • Two (2) years of relevant Building / Property Management experience
  • Sales and Customer Service roles in previous work experience
  • Excellent customer service skills
  • Working knowledge of the Residential Tenancy Act
  • Able to work in an environment often requiring multitasking
  • Selfmotivated with the ability to take directions and work without supervision
  • Professional with a positive attitude
  • Able to follow direction
  • Outside the box thinker
  • Being able to problem solve
  • Willingness to work afterhours if required
  • Knowledge of electrical, plumbing, and general maintenance
  • Ability to work in a team
  • Honest and reliable
  • Experience with painting, maintenance and repairs is an asset
  • Bookkeeping or other related administrative experience is an asset
  • A solid understanding of Windowsbased software and Microsoft Office (Excel, Word, Outlook)
