About the Position:

The Co-op Student, Finance will report to the Manager, Financial Planning & Analysis at Hazelview Properties.

This role will provide a holistic view of Financial Planning & Analysis through assisting primarily in budgeting and forecasting, with exposure to cash flow management and various finance functions such as corporate accounting, property accounting, revenue accounting and accounts payable.


Key Responsibilities:


Budgeting, Planning & Forecasting

  • Assist in the full budgeting cycle for the national portfolio of over 22,000 units.
  • Assist in preparing models for the operating and capital budgets for 5 years.
  • Assist in the preparation of input templates for budgets.
  • Conduct research and assist with the preparation of presentations related to annual budgets; also, look for opportunities to make improvements.
  • Assist various team members with inputs, consolidation, and review of budget inputs.
  • Perform variance analysis for budgeting and reforecasting purposes.

Cash Flow Management

  • Assist with the preparation of cash flow forecasts and capital forecasts, in order to help manage the cash requirements for national portfolio on an ongoing basis to ensure operating and capital requirements are met.
  • Assess/Forecast the upcoming capital requirement and manage funding requests to/from Investors.
  • Create data models for reforecasting, improvement in schedules, and improvement in financial analytics/monthly reporting.
  • Assist in the development of new processes, systems, and models to support the organization.
  • Develop financial models to assist in strategic initiatives and critical decisions.
  • Support with ad hoc requested by Management.

Other Duties may include:


Corporate Accounting

  • Assist in the allocation of invoices for the Direct Real Estate Portfolio that are incurred by Hazelview Properties.
  • Maintain accurate reconciliation of allocated invoices using excel chargeback models.
  • Provide quality control on various general ledger accounts.

Property Accounting

  • Maintain accurate reconciliation of allocated invoices using excel chargeback models.

Revenue Accounting

  • Assist in bank reconciliations and review residents ledgers.

Accounts Payable

  • Processing invoices
  • Understand various workflows

Job Requirements:


Education and Experience:


  • Working towards a degree in Finance or Accounting from a recognized university/college.
  • Solid grounding in financial concepts, corporate finance and accounting considered an asset
  • Advanced knowledge of Microsoft Office tools, especially excel.
  • Previous exposure to real estate industry, specifically multi
- residential is considered an asset.

  • Experience with Power BI and Yardi are considered strong assets.
