The Role:


The Manager, Permits & Foundations is responsible for the timely and accurate submission of all building permits, the establishment, execution of the foundation starts program and execution of the community completion deliverables across all projects.


Key Responsibilities:


  • Accountable for permit package submission and permit receipt on time as per Caivan schedules.
  • Accountable for cut sheet process and accuracy.
  • Establish foundation and frost protection starts program for all sites, develop and manage budgets accordingly.
  • Develop and manage budgets with applicable cost codes and contract.
  • Execute the on time delivery of deficiency free foundations to ABIC
  • Manage and communicate programs to Site Managers, communicating expectations and ensuring staffing needs are met
  • Provide input to applicable contracts including all in excavation, foundation, UG plumbing, UG electrical, street sweeping, snow clearing and driveway contracting tenders.
  • Communicate starts and schedules with relevant trades and work with trade partners to ensure on time delivery and quality of their work.
  • Provide feedback on trade performance to Purchasing.
  • Assist Director, Land Construction on contract approval for above ground work trades.
  • Seek Director, Land Construction approval on above ground completion program schedule for all sites
  • Oversee Site Managers execution of above ground completion program
  • Oversee and ensure the above ground items are being completed on budget and schedule
  • Complete PO approval for extra works to the "all in" excavation contract
  • Approve monthly invoices coded by Site Managers.
  • Verify the work scopes are accurate/efficient in relevant contracts and provide updates as required.
  • Builds, manages, and maintains a high performance, highly engaged team through effective talent recruitment, coaching, and development.
  • Inspects the work site continuously to ensure all employees and trades partners abide by Ministry of Ontario Labour regulations and Caivan's Health & Safety Policies.
  • Develop training program for new hires.
  • Create, publish and maintain department processes and policies.
  • Perform other duties as required

You will bring:


  • University degree or College Diploma related to Construction Engineering Technician, Civil Engineering Technology, or similar field
  • 5 7 years of experience in a similar role within a development or construction environment
  • Analytical and detailoriented with a keen focus on producing accurate and high caliber work
  • Excellent communication and analytical problemsolving skills
  • Selfmotivated and excels both in a team and independently
  • Excellent organizational skills and attention to detail
  • Strong proficiency working in Microsoft Word, AutoCAD, Excel, and SharePoint programs
  • The ability to organize and prioritize tasks to meet deadlines
  • A willingness to support the team as required and work in a collaborative manner
  • The ability to adapt to changing priorities and work in a fastpaced environment.
  • A track record of building successful teams and promoting teamwork through motivating and coaching; skilled in facilitation, mentoring and conflict resolution.
  • Ability to create and update financial budgets and forecasts.
  • Requires a vehicle with a G class driving permit
