The Role:
The Construction & Service Technician is responsible for assessing deficiencies, completing repairs in a timely manner and adhering to construction/service timelines, drive deficiency clean-up of various construction and service checklists.
Key Responsibilities:
- Complete small outstanding construction repairs at various stages of construction
- Complete drywall and trim quality checks, ensure screw and/or nail heads are filled, complete any taping, mudding, caulking as required and, sand any rough surfaces to ensure all surfaces are prepared prior to painting
- Complete carpentry repairs that may include straightening bowed walls, floor or stair squeaks
- Perform ceramic tile repairs, replace cracked tiles, cut tiles and grout
- Perform minor concrete repairs including breaking up concrete, repairing small concrete patches in basement floors
- Complete silicone plumbing in bathrooms tubs and sinks
- Address any latex caulking issues as required
- Perform minor wood touchups on cabinetry, hardwood, and railings
- Complete home fire sealing, fume proofing and minor installation repairs
- Install windows and doors requiring repair
- Complete garage stairs installation
- Assist in the cleanup of deficiency lists including Frame Checks, 1st Handy, Builder Punchout, Movein Ready(MIR), Pre-Delivery (PDI) and City Inspection as assigned by Project Managers and Senior Project Manager
- Prepare house for various City inspections including Final Occupancy
- Manage and ensure task organizational list updated and enforced
- Perform the installation and removal of safety rails
- Respond to scheduled service appointments to complete 30 day, 1 Year, 2 Year or internal service deficiencies.
- Meet with service team monthly to review service calls, work orders and provide status updates.
- Monitor trades while completing deficiency items in the home to ensure completion and adherence to service standards.
- Review and follow up with Construction and Service Coordinator on all scheduled appointments, service items and deficiencies until completed.
- Perform any other duties as required
You will bring:
- A minimum of 13 years of relevant work experience, with previous experience in low rise residential construction
- Knowledge of and demonstrated proficiency in multiple trades functions such as carpentry, drywall, painting, etc. is a requirement, as is knowledge of various tools and equipment.
- Comfortable in the use of technology smartphones, tablets, or computers to record, review and communicate information.
- Strong verbal and written communication skills
- Basic arithmetic skills, for example, in taking measurements, is essential.
- Flexible to move to different projects and jobs
- Attention to detail
- Must be Customer Oriented.
- Strong work ethic ability to work independently and as part of a team
- Must have a valid driver's license, and regular access to a vehicle
- Must have own tools
