    Job Description


    Summary Reporting to the EVP and VP, Development, the Director, Development is accountable for land real estate acquisition, risk assessment or acquisitions and development, and providing leadership for the development and construction phases.

    The Director, Development is a collaborative team player, focused on the strategic objectives of the company through leadership and management of land development from the acquisition phase to construction.


    Responsibilities:

    • Participate in the preparation, review and implementation of divisional short and long term planning activities (budgets, strategic and business plans as well as formulation).
    • Interact with a wide range of audiences (i.e., government, public, other corporations) to achieve development objectives.
    • Attending consultants' meetings and reporting discoveries to related team members
    • Tracking and monitoring all required approvals to ensure timely processing and completion
    • Preparing a variety of internal and external reports and presentations
    • Providing leadership in all public engagement and community meetings
    • Identify opportunities for additional business opportunities with current and potential clients.
    • Assist in preparation and delivery of investment and partnership presentations.
    • Undertaking market, product, and service research and data collection, as needed
    • Perform comprehensive valuation analysis and create and maintain financial models.
    • Conduct thorough market research to support buy and sell strategies and identify new investment opportunities.
    • Oversight of contract management related to development and construction.
    • Identify value-enhancing strategies for the acquisition, disposition, appraisal, and financing of real estate properties.
    • Develop and perform financial analyses and risk assessments site selection and the Company's spending of pursuit capital and allocation of investment capital.
    • Manage the pre-entitlement process by maintaining accurate pursuit cost forecasting and reporting and implement and execute programs and processes to ensure pro-forma development budgets, underwriting, schedules, quality, and standards are met and completed in accordance with adopted Company policies.
    • Supervise research team members through training and mentoring employees, and managing their performance in accordance with Company policies, values, and business practices.
    • Fully engage and work with the team leaders in achieving financial and growth goals by participating in team meetings and calls, keeping team members informed about status of new development work, and actively working with the team on new business development, meetings with clients and investors, and other RFPs.
    • Participate in routine meetings that focus on proposed development projects by making presentations on said projects, working with and assisting the Finance Team in project financing, and reviewing and providing progress updates on projects under pursuit, under construction and under lease-up.
    • Discuss strategy and provide input to the strategic decisions and direction of the Company's Development and Construction business, and act as a conduit to the President for team member, client, and key stakeholder questions, concerns, and issues related to business, education, or human resources operations.
    • Source new development opportunities, through developing and maintaining relationships with key stakeholders including brokers, consultants, land sellers, equity partners, lenders, etc. in the Region to identify feasible, financeable, and profitable new initiatives.
    • Assist in the negotiation of complex legal instruments including contracts, easements, term sheets, loan documents, joint venture agreements, municipal agreements, joint development agreements, etc.
    • Host meetings with internal project team to review progress, concerns, updates, schedule and deliverables.
    • Update senior management and the project team on changes in scope, status of the project and schedule changes/expectations.
    • Identify project risks, establish solutions and escalate accordingly to senior management.
    • Perform other duties as required by the President

    Required Qualifications:

    • Strong background in land development is required
    • Keen business acumen within the industry
    • Project management experience is a significant asset
    • In-depth understanding of contract management
    • Very strong analytical skills, with high proficiency in Microsoft Excel and financial modeling
    • Highly proficient with Microsoft Office Suite
    • Impeccable attention to detail and critical thinking ability
    • Flexibility and adaptability in dynamic and changing environments
    • Innovative thinker that is solution driven
    • Ability to manage multiple assignments, work within tight deadlines, and stay focused under pressure while producing accurate results
    • Ability to work effectively both independently and in a team environment
