    Job Description
    Our client is currently seeking a Senior Project Accountant to join their Real Estate Accounting Team. The ideal candidate will play a crucial role in ensuring the timely and accurate completion of various financial schedules and other accounting-related activities for condo closings.

    This individual must possess a keen eye for detail, specialize in real estate accounting, and have specific experience with condo closings and/or condo construction. The successful candidate will be self-motivated and able to excel in a team-oriented, fast-paced, entrepreneurial environment, demonstrating a strong interest in the Canadian real estate market.
    • Organize and maintain schedules for condominium closings.
    • Regularly review and audit purchaser records in the database.
    • Oversee and manage occupancy payments, including setup, processing, and reconciliations.
    • Prepare HST filings, paying close attention to residential closing transactions.
    • Collaborate with external legal teams to ensure accurate preparation and review of statement of adjustments for large-scale condominium projects.
    • Prepare monthly construction draw submissions.
    • Facilitate the processing of real estate broker commissions.
    • Handle invoices, payments, and budget tracking procedures.
    • Conduct monthly bank reconciliations and prepare HST returns for multiple entities.
    • Update and maintain general ledger account reconciliations.
    • Manage accounting files as required within the department.
    • Communicate effectively with financial institutions and cost consultants.
    • Undertake additional duties, tasks, and special projects as assigned.

    Requirements

    • At least 5 years of experience in construction project accounting, with a minimum of 2 years specifically in large-volume condominium closings and/or construction draws.
    • Proficiency in Quickbooks with at least 3 years of hands-on experience.
    • Strong command of Excel.
    • Exceptional attention to detail and accuracy.
    • Ability to work independently and maintain high levels of organization.
    • Proficient in multitasking and managing competing priorities.
    • Excellent communication skills and the ability to collaborate effectively with colleagues from various departments.

    Requirements

    • Target profile has 5-10 yrs experience and has the technical skills in accounting to understand acquisition and systems to explain accounting to junior accountants which we hire to ensure they follow proper processes post-acquisition.
    • Professional designation (CPA) preferred.
    • Experience working in a service company (IT, engineering, construction) as these companies have more long-term revenue service maintenance model. 1. long term contracts and understanding % completion, long term contract accounting. 2. some of these sites have inventory (does not need to be expert in manufacturing) but if they have dealt with inventory will be important to do physical counts at these sites.
    • Advanced proficiency in Microsoft Office suite – (i) set up workbooks / spreadsheets with clean, traceable formulas so reviewers can easily follow your work and (ii) manipulate large datasets, pivot, cut, clean and then present for decision making.
    • Strong IT and ERP systems knowledge – deep understanding of accounting integration with line-of-business applications, ability to drive ERP improvements through design, ability to troubleshoot and resolve issues.
    • Experience working with Sage, QuickBooks, IFS would be an asset.
    • Excellent written and verbal communication skills
    • Able to travel in Canada and the US (up to 10-15% travel)
    • The ideal candidate also has some, but not all, of the following: Experience working in an industrial manufacturing or service company, with exposure to standard costing. Experience designing and working with any of (i) integrated accounting + line-of-business ERPs, (ii) Concur Expense, (iii) Ceridian/ADP Payroll and setting up codes / categories across all of them to ensure accurate data capture and financial reporting. Experience with both corporate income and state / provincial sales tax across Canada and the US Experience working with Power BI and/or SQL databases.
