- Promotes a culture of health, safety, and environmental protection on the project by taking an active role in the implementation of the Health, Safety, and Environmental (HSE) program to achieve compliance of Kindred HS&E standards, applicable OH&S Acts, regulations, and codes
- Assists with implementation and maintains Kindred's project management systems and procedures including digital platforms, project filing system, cost accounting system, and project directory
- Understands and upholds the CDCC construction contract governing the project at hand
- Assists the Project Manager with project Initiation, Planning, Execution, Monitoring & Controlling, and Closing. Interfaces with the Client as directed
- Assist with maintaining accurate financial reporting and manages the documentation necessary to support the internal monthly reporting
- Performs general administrative and record keeping functions including the review and distribution of documentation; preparation of correspondence, meeting minutes, submittals and RFIs; and maintenance of files, logs, drawings, and specifications
- Develops and implements project scopes, schedules, and budgets and supports the (sub)contract management/procurement process by obtaining trade contractor and vendor quotations/bids, reviewing specifications and identifying/requesting clarification as required. Manages assigned trade procurement packages and prepares the respective subcontracts
- Prepares and hosts Client and Trade meetings as directed, pro-actively manages the relationship and directs the expected outcome of these meetings
- Reviews onsite construction activity and assists with communication between sub trades, construction site staff, office staff and clients where necessary and as directed.
- Reviews and processes invoices and progress claims of assigned trades; and manages release of holdback requests and certificates of completion with a comprehensive understanding of the BC Lien Act.
- Coordinates the change order management process by securing pricing from the vendor/subcontractor, reviewing, and inputting the data for review, submitting change requests for approval, and following through with (sub)contract change orders/purchase orders as directed
- Facilities the tracking of project milestones, assists with the creation and maintenance of the project schedule, and inputs and updates the baseline schedule
- Accountable for project close out by collecting warranties, O&M manuals, and occupancy documents; creating turnover documents; and demobilizing site
- Develop and maintain working relationships with trades and suppliers
- Mentors project team members, i.e., Project Administrator, Project Coordinator, and Foreman to contribute to their development and career growth
- Perform other related duties
- 5+years of related work experience and at least one full project cycle on a commercial project with a value in excess of $20M or single-family project in excess of $10M.
- Completed post-secondary education in Construction, Engineering, or related discipline
- PMP, Passive House, LEED, GSC, Mass Timber or other technical certifications an asset
- Comprehensive knowledge of contracts, construction documents, drawings, and specifications.
- Ability knowledge of current construction practices and methodology.
- Capable to communicate clearly and collaborate with multiple project stakeholders, anticipate stakeholder needs, and proactively identify solutions.
- Capable of identifying constructability issues in moderately complex situations and creating solutions for construction plan and schedule.
- Ability to motivate, coach, and guide other team members.
- Strong organizational and planning skills and the ability to manage multiple priorities.
- Actively contribute to team discussions, sharing experiences and ideas
- Strong computer skills with an aptitude for learning new programs. Advanced knowledge of scheduling software
- Functional and technical knowledge and skills to do the job at a high level of accomplishment
- Strong with numbers to facilitate working with project budgets, trade contracts and basic trade invoicing and contractual accounting functions.

JOB SUMMARY
The Senior Project Coordinator, working independently or with minimal guidance, provides technical and/or management support for construction projects, including safety and quality control, and assists operations staff to ensure projects are completed on time and within budget. The Senior Project Coordinator will report to the Project Manager and/or Project Director, and interacts closely with the project team, owners, consultants, sub-trades, Kindred senior management and support staff.
