    Choice Properties Real Estate Investment Trust operates as an owner, manager, and developer of strategically positioned retail and commercial properties throughout Canada. With a vast portfolio encompassing around 65 million square feet of leasable space, it comprises over 700 properties concentrated on supermarket-anchored shopping centers and standalone supermarkets.

    Choice Properties is dedicated to enhancing and optimizing its portfolio by making value-driven acquisitions, strategic developments, and proactive property management. The company's primary tenant is Loblaw Companies Limited, the largest retailer in Canada, setting Choice Properties up for promising future expansions.

    Choice Properties is currently looking for a Retail Asset Manager to join their team. As a Retail Asset Manager, the main objectives revolve around elevating and generating additional property value across the assigned portfolio. This involves analyzing market trends, leveraging property-specific data to formulate strategies and financial models for each asset and region, and collaborating with various departments like leasing, operations, transactions, and development to implement these strategies.

    What You'll Be Responsible For

    • Collaborating with the AVP, Asset Management, to optimize the financial performance of the portfolio, analyze portfolio performance and risk factors.
    • Aiding in devising and executing asset plans for the designated region, meeting financial goals for Choice's income property portfolio.
    • Identifying opportunities to boost revenue potential, proposing capital improvements to increase asset value, maximizing ROI, and fostering long-term financial growth.
    • Developing, enriching, and overseeing various internal and external reporting & analytics to enhance decision-making processes.
    • Playing a crucial role in preparing annual property budgets and reforecasting details for reporting purposes.
    • Reviewing monthly or quarterly financial statements at property and portfolio levels to monitor and analyze performance, ensuring accuracy in NOI results and identifying risk factors.
    • Examining LLW, TI, and commissions payments to align with budget expectations.
    • Assisting in financial analysis and covenant reviews for lease transactions across different scenarios.
    • Conducting economic, market, and industry research and trend analysis for various Canadian cities and real estate sectors.
    • Overseeing all JV lease activities and managing lease deals efficiently.
    • Handling various financial projects requiring sound decision-making.
    • Conducting financial analysis for prospective deals and presenting benefits and risks for covenant requirements.
    • Creating presentations for committees, senior management, and stakeholders.
    • Establishing strong relationships with property, leasing, and development managers.
    • Supporting additional real estate and alternative asset portfolio tasks.

    Desired Qualifications

    • 4+ years of Asset Management experience, with a focus on retail considered advantageous.
    • In-depth knowledge of property valuation and cash flows.
    • Strong communication and interpersonal skills to nurture internal and external relationships.
    • Exceptional organizational and time management abilities to drive results collaboratively.
    • Sharp critical thinking, analytical, and decision-making skills in fast-paced environments.
    • Detail-oriented with a keen eye for accuracy.
    • Experience with Argus Enterprise viewed favorably.
    • Embodying Choice Properties' CORE values and Blue culture for effective outcomes.

    The estimated base salary range for this position falls between $85,000 and $115,000, determined by factors like skills, knowledge, experience, and internal equity. The total compensation package comprises base salary along with variable pay components.
