    Manager, Sales and

    Leasing Reports To:
    Senior Vice President, Residential

    The Manager, Sales and Leasing will manage a team responsible for the sales and leasing of all residential developments within the SmartLiving portfolio, including market condominiums, single-family homes, and purpose-built rental units.

    SmartLiving continues to move forward with an ambitious development program, with a significant pipeline of residential multi-family units coming to market across the country.

    The successful candidate will work collaboratively with partners, management, and Business Unit leaders to drive long-term growth and profitability through smart, strategic decision making, all while presenting a positive image of the company to external stakeholders including brokers and prospective purchasers and tenants.

    This role will manage a talented, high-performance team with a "hands-on" and entrepreneurial mind-set to deliver innovative, market-driven results in a timely and efficient manner.

    Manage sales and leasing activities that include market research, sales presentations, tracking of sales and leasing trends, advertising campaigns, and marketing promotional events for various multi-family residential projects.

    Manage a team of internal sales and leasing staff, and work collaboratively to execute residential sales and leasing campaigns.

    Grow and maintain an established network of external agents/brokers.

    Working closely with the corporate marketing team to ensure effective and consistent articulation of brand and messaging to various audiences, both public-facing and internal, ensuring alignment of company messaging.

    Understand local real estate markets and remain up to date on pre-construction home sales and market dynamics to inform product design and pricing.

    Coordinate the production and delivery of marketing materials to end users.

    Conduct research and stay up to date on industry/market trends and innovations which may be implemented to improve the value proposition of the portfolio.

    Generate ideas and strategies for new development projects and internal processes that better enable the organization to achieve its goals.


    Academic/Professional Requirements:
    Undergraduate degree in business, marketing, communication, real estate, or equivalent.
    Post-graduate degree in marketing or related field would be an asset.


    3+ years in a professional sales and/or leasing position in an active market (prefer 2+ years of that in real estate).

    ~ A strong, established professional network of agents/brokers in the pre-construction sales industry.
    ~ A passion for developing innovative solutions to solve marketing problems.
    ~ The Manager, Sales and Leasing must be client focused , advocate and communicate a positive image of the company, both internally and externally. The Manager, Sales and Leasing shall take accountability for decisions made and conduct oneself in a respectful and ethical manner in representing the company's interests. The Manager, Sales and Leasing shall demonstrate entrepreneurialism and behave like an "owner" in carrying out daily tasks and responsibilities, demonstrating creativity and resourcefulness in achieving desired results. The Manager, Sales and Leasing is expected to be a team player and work effectively with colleagues and associates in terms of input, sharing of ideas and working to achieve common goal.
